Highlands Mortgage has answered a few questions about the loan services they typically receive from new customers to get you started on your loan journey.

Question: What is the difference between a mortgage broker and a mortgage banker?

A: Mortgage brokers seek out the most competitive wholesale or correspondent lender based on the lender’s price, execution and time to secure the best deal for a borrower, while mortgage bankers who work for a small or large large bank are usually locked into a channel and / or their balance sheet from which they lend directly.

Question: Why choose Highlands Mortgage as your mortgage broker?

A: Highlands has multiple channels and connections to negotiate a loan product as well as internal processing to assist borrowers. Our processors act as additional links between lenders and borrowers. Due to the increasing volume in the industry, we currently have the processing capacity to close loans faster at a better price than a traditional bank.

Question: How long does it take to close my loan?

A: All loan products are different, and that’s a nuanced answer. We can complete a purchase in as little as three weeks; however, it really comes down to participation of everyone involved. Borrowers, real estate agents, securities companies, appraisers, loan officers, processors, and underwriters all play a vital role in closing a loan. There are several government refinancing programs such as VA, IRRL, and FHA Streamline that require limited income and assets and can be closed in less than 30 days. Traditional refinancing currently takes an average of 40 to 60 days to complete.
